Engineering an EPC 'A' Rating Through Integrated Building Physics and HVAC Excellence
Project Overview
This project involved the final as-built energy assessment for the industrial units at Crompton Way, Crawley. Originally designed as separate spaces, Units 3 and 5 were merged into a single high-specification facility. Appointed by Space Workplace (spaceworkplace.com), the objective was to secure an EPC 'A' rating under the rigorous Part L 2021 Building Regulations.
The Challenge
Achieving the highest energy grade for a large-scale industrial merge requires a delicate balance between a high-performance building envelope and sophisticated mechanical systems. The project demanded a turnaround from raw as-built data to final lodgement in just one week, necessitating flawless coordination with the Space Workplace Project Manager to verify every technical detail.
The Solution: Integrated SBEM Modelling
Using the SBEM (Simplified Building Energy Model) framework, we performed a granular analysis of how the building’s fabric interacted with its advanced HVAC systems.
1. High-Efficiency HVAC & MVHR Systems
The cornerstone of the building’s energy strategy was the deployment of advanced mechanical services:
Heat Pump Technology: The offices are served by a Daikin VRV IV heat recovery system (REYQ series), providing simultaneous heating and cooling with COPs exceeding 3.6 and SEERs above 5.
Mechanical Ventilation with Heat Recovery (MVHR): To provide fresh air while minimising energy loss, we modelled Daikin VAM heat reclaim ventilation units. These units achieve a thermal efficiency of up to 82.5%, significantly reducing the load on the primary heating and cooling plant.
Low Specific Fan Power: Every fan in the system, from the Systemair extract units to the MVHRs, was verified to meet strict Part L limits, further driving down auxiliary energy consumption.
2. Bespoke Thermal Mass (Km) Calculations
To ensure the SBEM model accurately reflected the building’s dynamic thermal response, we calculated bespoke Km values (thermal capacity) for the as-installed materials:
Warehouse Lining: Modelled using 0.7mm steel internal liners (~2.47 kJ/m2K).
Office Partitions: Accounted for the thermal inertia of 15mm acoustic plasterboard (IW-1.0) on the core separating walls (~12.6 kJ/m2K).
3. Superior Fabric & Renewables
Airtightness Excellence: The building achieved a remarkable air permeability of 1.44 m³/(h.m²) @ 50Pa, far outperforming the design target.
Glazing Performance: The Comar 6EFT curtain walling achieved an as-built U-value of 1.2 W/m²K, with a solar factor (g-value) of 0.43 to manage internal gains.
Solar PV Integration: Substantial solar arrays—13.5kWp and 36kWp—were integrated into the final model to offset carbon emissions and secure the 'A' rating.
The Outcome
The synergy between the high-performance building envelope and the high-efficiency heat pump and MVHR systems was decisive. By leveraging precise data provided by Space Workplace, the project was delivered on time and within budget.
Final Rating: EPC 'A' successfully achieved for the merged facility.
Efficiency: From data handover to lodgement in one week.
Compliance: Fully verified under Part L 2021.
